The market

Scarcity is the entire story.

Sea Girt is small. That single fact drives almost everything about how it trades. In a given year a limited number of homes change hands, which means buyers are usually comparing a very short list and sellers benefit disproportionately from proper preparation and correct pricing.

The borough runs from the ocean west toward Route 71, bounded by Wreck Pond to the north and the Manasquan area to the south. Value drops as you move away from the beach, but the whole borough sits in a premium band relative to the townships behind it.

The National Guard Training Center occupies a meaningful piece of the borough and includes the New Jersey State Police Academy and the National Guard Militia Museum. It shapes the geography of what is available for sale.

Housing stock ranges from original shore homes and well-kept mid-century properties to substantial rebuilds. Condition matters enormously here, because a buyer at this price point is weighing your house against renovating something else entirely.

This is also home base — my office is on Laurel Avenue, so if you want to look at something here I can usually be there quickly.

Is Sea Girt realistic for a New York commute?

For some people, yes. Manasquan station on the North Jersey Coast Line is right next door, and plenty of residents make the trip. It is a long day, and worth testing before you commit to it rather than after.

What should I do differently as a seller here?

Prepare properly and price against the right comparable sales — which in a market this thin may mean looking at neighboring boroughs as well as Sea Girt itself. With so few buyers active at any moment, presentation is doing more work here than almost anywhere else on this coast.
