Lagoon-front and river-adjacent homes, established inland neighborhoods, condos, and easy reach of the Parkway. Waterfront here means asking early about flood zone, elevation, bulkheading, and insurance — those answers shape both price and financing.
Brick Township guide
One of Ocean County’s largest and most varied markets. Inland neighborhoods, river-area properties, condominium communities, and a bridge to the barrier island. Budget goes noticeably further a few minutes inland.
Toms River guide
A compact shore market where river access, walkability to downtown, and distance to the beach drive value block by block. Inventory is tight, so prepared buyers tend to win the ones worth having.
Larger lots, established neighborhoods, and townhome communities, with quick access to Route 34, 35, 18, and the Parkway. A common landing spot for buyers who want shore proximity without shore-town pricing.
Wall Township guide
A small, tightly held borough where very few homes trade in a given year. Condition, timing, and presentation matter enormously, because buyers here are comparing your house against a short list. Rob’s office is on Laurel Avenue.
A large township with genuinely different markets inside it — acreage and older homes in some sections, newer development in others. Where you land within Jackson affects commute and value more than most buyers expect.
