Brick Township

Lagoon-front and river-adjacent homes, established inland neighborhoods, condos, and easy reach of the Parkway. Waterfront here means asking early about flood zone, elevation, bulkheading, and insurance — those answers shape both price and financing.

Toms River

One of Ocean County’s largest and most varied markets. Inland neighborhoods, river-area properties, condominium communities, and a bridge to the barrier island. Budget goes noticeably further a few minutes inland.

Point Pleasant

A compact shore market where river access, walkability to downtown, and distance to the beach drive value block by block. Inventory is tight, so prepared buyers tend to win the ones worth having.

Wall Township, New Jersey

Wall Township

Larger lots, established neighborhoods, and townhome communities, with quick access to Route 34, 35, 18, and the Parkway. A common landing spot for buyers who want shore proximity without shore-town pricing.

Single-family homes, condominiums, and a number of age-restricted communities, each with its own published rules on occupancy, fees, and resale. Reading those documents before you fall in love with a house saves real heartache.

Barrier island towns, bayfront communities, inland neighborhoods, and planned developments across a wide geographic area. Taxes, flood exposure, and commute times vary sharply from one municipality to the next.
