The Jersey Shore, handled properly.Rob Canfield: Broker/Owner, NextHome Shore Success

Deals rarely fall apart over price. They fall apart over financing, title, inspection findings, and appraisal gaps. Rob has worked every one of those jobs, which is why fewer of them turn into surprises.

Meet Rob

I have sat on every side of the closing table.

I started in real estate in 2018. Since then I have also been a licensed title agent, a mortgage loan originator, and a notary signing agent who has sat through more than sixteen hundred closings. That is an unusual combination, and it changes how I work.

When a lender goes quiet, when an inspection turns up something structural, when title comes back with an old lien nobody knew about. I have seen that exact problem from the other desk. I know who to call and what question to ask first. I am not your attorney or your lender, and I will tell you plainly when something belongs with them. But you will not be handed a problem and left to figure out who to phone.

How I can help

Two very different jobs, done with the same care.

Buying

Know what you are walking into

We start with what you actually want and what you are comfortable spending, not what a calculator says you qualify for. From there: touring with a real eye on condition, offers built on comparable sales rather than hope, and someone tracking attorney review, inspection, appraisal, title, and walkthrough so nothing quietly slips.

How buying works
Selling

Price it right, prepare it properly

An honest number based on what is actually selling near you, a clear plan for getting the house ready, real photography, and broad exposure. Then the part most sellers underestimate: managing offers, inspection requests, appraisal, and title so the deal you accepted is the deal that closes.

Listings

Search every home on the market.

Rob’s search pulls live MLS data for Monmouth and Ocean counties: every active single-family home, condo, and townhouse, on a map or in a list. Save a search and new listings reach you before they reach the portals.

Where I work

Every shore town trades differently.

Flood zones, taxes, commute, inventory, buyer expectations. These shift block to block, never mind town to town. A few of the markets I know best.

Brick Township, New Jersey

Brick Township

Lagoon-front and river-adjacent homes, established inland neighborhoods, condos, and easy reach of the Parkway. Waterfront here means asking early about flood zone, elevation, bulkheading, and insurance. Those answers shape both price and financing.

Brick Township guide
Toms River, New Jersey

Toms River

One of Ocean County’s largest and most varied markets. Inland neighborhoods, river-area properties, condominium communities, and a bridge to the barrier island. Budget goes noticeably further a few minutes inland.

Toms River guide
Point Pleasant, New Jersey

Point Pleasant

A compact shore market where river access, walkability to downtown, and distance to the beach drive value block by block. Inventory is tight, so prepared buyers tend to win the ones worth having.

Point Pleasant guide
Wall Township, New Jersey

Wall Township

Larger lots, established neighborhoods, and townhome communities, with quick access to Route 34, 35, 18, and the Parkway. A common landing spot for buyers who want shore proximity without shore-town pricing.

Sea Girt, New Jersey

Sea Girt

A small, tightly held borough where very few homes trade in a given year. Condition, timing, and presentation matter enormously, because buyers here are comparing your house against a short list. Rob’s office is on Laurel Avenue.

Sea Girt guide
Jackson, New Jersey

Jackson

A large township with genuinely different markets inside it: acreage and older homes in some sections, newer development in others. Where you land within Jackson affects commute and value more than most buyers expect.

Clients

In their words.

Rob was great to work with!

Very efficient, patient and willing to work with us for whatever we needed. We will definitely use him for any future home purchases.

Steven & Sierra Hannah

From the first time I met with Rob, I knew he was the agent I wanted to sell my parents house.

Rob is very professional and extremely knowledgeable. Rob always has a great form of communication. I’m very happy with the results. I highly recommend Rob. Thank you Rob

Larry Iannuzzi

We were moving out of state and needed someone that we could trust to handle the sale with us far away.

Not only did the open house go off well we received an offer above asking and accepted within less than a week.

Humans Over Houses

The brokerage

NextHome Shore Success, run from Sea Girt.

I opened NextHome Shore Success in 2025 because I wanted a brokerage built the way I actually work: local, responsive, and honest about what it does and does not do. It sits on Laurel Avenue in Sea Girt, backed by NextHome’s technology and marketing and by a principle the brand takes seriously: Humans Over Houses.

In practice that means you get a broker who answers the phone, not a call queue.

Whether you are three months out or just curious what your house is worth, a short conversation costs nothing and usually saves time later.
