The market

Size is the thing to understand first.

Toms River is big enough that “what are prices doing in Toms River” is not really an answerable question. A condominium in an age-restricted community, a riverfront home in Silverton, and a house in North Dover are three different markets that happen to share a municipal tax bill.

Broadly: the eastern sections toward the river and bay carry a waterfront premium and waterfront considerations. The barrier island section — Ortley Beach and the Dover Beaches — is shore property with everything that implies for insurance and seasonality. Inland and north, budgets stretch noticeably further.

The age-restricted inventory deserves its own mention. Communities like Holiday City and Silver Ridge Park represent a large share of what trades here each year, and they come with their own rules on occupancy, fees, and resale that are worth reading before you fall for a floor plan.

Route 37 is the artery, and it is worth being honest that summer traffic to the barrier island is a real feature of life here between the Parkway and the bridges.
